OFFICE TENANT REPRESENTATION

The thoroughly research the Tenant's business needs. We prepare a tailor-made schedule of the proces, containing the time frames of individual stages of our activities. We analyse the market, taking into account the Tenant's guidelines and recommend a list of selected spaces.

We negotiate the best financial terms and look for savings through an in-depth analysis of lease agreements and unconventional solutions. We clearly define the obligations of the Building and secure all rights of the Tenant.

We create financial analysis and offer comparisons. We negotiate the final provisions of lease agreements, verify the costs of arrangement and finishing standards of a given space.
Process completion

Together, we analyse selected facilities in terms of meeting the Tenant's technical, financial and individual expectations. At this stage, we also prepare recommendations and further action scenarios.
Building selection

We optimize arrangement costs by recommending proven Partners: project managers, architects and fitout and furniture companies.
Recommendation of subcontractors

After the process is completed, we are in constant contact with the Lessee. We secure possible expansion and participate in the contract renegotiation process.

The Tricity Walter Herz team also advises property owners on the commercialization of office space.

We provide developers and investment funds with
a wide range of services that cover key aspects of
the commercialization process. These include, among others: professional selection and effective implementation of the leasing strategy, marketing activities for the building and building the value of the property.

From August 2023, Walter Herz is the exclusive commercialization agent of Cube Office Park in Gdańsk.

The Tenant Academy is the completely innovative and first in Poland project of a series of training courses dedicated only for Lessees.

The trainings are based on the extensive knowledge of experts and the exchange of experiences among participants. The topics of the training are sourced from our experiences and the most frequently reported problems by Lessees.
